Building a new house in Chennai

If you are planning to build a new house, you have the chance to do it right from the start. This makes it easier and cheaper to achieve real big savings—but only if you plan ahead.

If you do it right, an efficient home won't cost any more to build than an ordinary inefficient one, and it may even cost less, because it won't need as much equipment for space cooling and heating. By downsizing or eliminating air conditioners, furnaces, and the associated ductwork, you can reduce construction costs, often enough to pay any extra costs to improve the energy efficiency of your home.

TIPS

Don't overbuild for the neighborhood.
Having the biggest and most expensive house in the area may be wonderful for your ego, but it will be a disaster when it comes time to sell.

Build for resale.
No matter how long you intend to stay in the house you build, it will have to be sold at some point (which is often sooner rather than later). Never build strictly for your own needs and tastes--a 1 bedroom 3 bath house may be perfect for you, but it will be next to impossible to sell.

Be prepared for delays.
Building a house is a complicated project and utilizes dozens of subcontractors, workers and suppliers. Delays can--and probably will--happen, and that will back up the entire process.

Buying a piece of land in Chennai

Availability of utilities
Can you get access to local utilities such as water, electric, gas and phone service? If so, what is necessary to get those utilities to the actual home site and are there any costs associated with doing so? If a well must be dug, get bids to assess the cost.
Clearing the land
If your site is wooded or overgrown with brush, you will need to clear an area for your home.
